- Can you negotiate the purchase price down (e.g., to $230,000)?
- Will rents reasonably rise (e.g., 2–3%/year) without stretching affordability?
- Is 7.0% really your best rate, or do you qualify for slightly better?
But the spreadsheet is clear: this is not a “cash flow machine”; it’s a long-term, equity-and-appreciation play at best.
